Q: How long does an inspection take?
A: Since every house is unique, there is no way to determine how long an inspection will take. This being said, The average home inspection takes between 1.5 and 3.0 hours so we always recommend that you allow at least 3 hours.

Q: When will I receive my report(s)?
A: Your Home inspection reports are available the following business day by noon (in most cases). We perform inspections 7 days/week and our business office is open from Mon. to Fri. Reports are not posted over the weekends unless requested in advance.

Q: Do I have to attend the inspection?
A: You are not obligated to attend the inspection; however, it is strongly encouraged. No matter how thorough the inspection report may be, there is no possible way to include every aspect of the home in a report. In order to get the most out of your inspection you should attend so that you can discuss your concerns and ask the inspector questions.

Q: Who decides when we can have the inspection done?
A: You decide what date and time you would like to have the inspection based on our availability. We agree on a date and time that works for you and then we contact the Seller or the Sellers Realtor to schedule your appointment at the home. You do not have to worry about anything other than when would be a good time for you to attend and we do our best to make it happen and notify you when we have made all of the arrangements.

Q: What happens if you can not inspect part of the house during the inspection?
A: If for some reason we can not access part of the home for the inspection there will be an extra charge to go back at a later date to inspect it. We do our best to inform the Seller/Sellers Realtor what we need access to. When they (Or their Office) confirms the inspection, they agree to let us complete the inspection and grant us access to the entire home. In most cases, the re-inspection fee will be handled by the Seller if they did not have the home ready for inspection as outlined in the Real Estate Agreement. Should an area of the home not be able to be inspected due to an act of nature (Such as snow) we will report the conditions at the time of the inspection and recommend a re-inspection (at an additional charge)when the area is no longer obstructed.

Q: Should I test the home for Radon?
A: You are not obligated to test for Radon in most areas. We will never tell you that you should or should not test for Radon as that is not our job. We can tell you that Radon has been reported to be the second leading cause of lung cancer in the United States. A Radon test will usually cost between $125.00 and $175.00, while a Radon mitigation system (if one is needed) will cost somewhere between $700.00 and $2500.00 depending on the system and the home.
